Brokerage and Mentoring
Our ability to connect with our clients and understand their requirements, in conjunction with our investment and development experience, enables us to cover a broad range of sourcing requirements. For many years our clients have come to us to assist them with fulfilling briefs that they themselves either don't have the time or reach to source for themselves.
We are able to assist current and future clients with the following:

Portfolio Building:
We aim to assist our clients with building balanced portfolios that consist of both demonstrable positive net income, as well as capital value increase. Whether we source and introduce run down properties that present the opportunity to add considerable value through modernisation, before refinancing and holding, or perhaps Houses of Multiple Occupation (HMO's) that can be reconfigured to generate yields in excess of 10% net per annum - our sourcing and selection process is exhaustive and tailored to our clients long term strategies. In many instances we are able to identify properties that can be revalued (post works) to release most if not all, of the clients initial outlay - leaving them with a net zero investment that will generate positive cashflow for as long as they hold the asset.

A vast number of our clients are primarily concerned with planning for their eventual retirement, not wanting to rely or survive on a state pension. Whilst there are a number of proven routes to achieve financial freedom, investing in the right properties will (in our opinion) always be the most stable vehicle within which to achieve this freedom. We advise our clients on the optimal ways to build a portfolio - both in respect of the financing and the actual property itself. Our contact network, and the sourcing we do ourselves also provides us with a regular flow of relevant deals with which to present to our clients. We take great pride in helping people build wealth, for themselves and as a legacy for their families.
Exit assistance:
We have spent years developing relationships with a broad range of industry professionals, and as such, may be able to assist clients (both private and JV) with selling their end product. For new build and development projects, our contacts are able to market the end product off plan to their own database of domestic and international investors. The GDV of each scheme is well protected as they are generally able to secure higher sales prices than would be achievable on market, hence even after selling costs, the developer retains the equivalent of the on market value.
Securing an exit (in some instances before works even begin in earnest) is a highly efficient and low stress option that we ourselves take advantage of, and can facilitate for our clients as well.
Brokerage fees are payable for any site that we source and / or recommend to clients, and a non-disclosure agreement will need to be signed before any pertinent details are shared with clients.
Mentoring:
We have mentored a number of clients over the years who wanted to learn from our expertise, in order to start their own private journeys into investment and development. In the form of a coaching service, we start by understanding a clients objectives, and then help them to create a framework around which they can start to build experience and wealth through this form of investing.
We remain available to our clients for a defined period of time, and have regular check ins with them to assess progress, as well as to be there to assist with scenarios that they encounter along the way.
